Rome apartment - Terms and conditions

Requests for information

Requests for information may be made by phone, by simply sending an e-mail or by filling the special form available online.
Once availability is confirmed, if you agree with our offer and would like to confirm your booking, you will have 48 hours in which to make the advance payment and send us a notification by e-mail.

Bookings

An advance payment of 20% of the total amount for the stay is required at the moment of booking.
Advance payments may be made by the following modalities:

  • Credit Card (Visa, Mastercard)
  • Western Union Money Transfer
  • Bank transfer

Once your payment has been recorded, you will receive written confirmation of your booking together with the address of your apartment, the owner's phone numbers and instructions for checking-in. Once you have received confirmation of your booking, please inform us of your expected time of arrival at the apartment, or let us know if you require a car service from the airport to the apartment.
You will be required to pay for your stay in full at the moment of your arrival directly to the owner of the apartment. Should you need to change the time of your arrival or be delayed, please contact your booked apartment directly.

Prices

Prices, given in Euro, are intended per night, per apartment.
For weekly prices, a week is intended to cover seven nights.
A minimum stay between three and six nights is required (depending on the periods).
Children (0-6 years old) pay half price of an adult.

Unless otherwise specified, prices are always inclusive of:

  • bed linen and bathroom towels (which will be changed weekly)
  • kitchenware and the exclusive use of the kitchen
  • services and systems (electricity, gas, water, air conditioning)
  • cleaning before and after the stay
  • VAT

Cancellations

The following penalties will be applied for cancellation or date changes or apartment changes:

  • from the booking date and up to 20 days before the scheduled arrival date: 20% of the total amount for the stay
  • from 19 to 7 days before the scheduled arrival date: 30% of the total amount for the stay
  • less than 7 days before the scheduled arrival date: 50% of the total amount for the stay
  • after check in day: 100% of the total amount for the stay

If the booking is cancelled by the company, we will take care to inform you immediately of the fact and propose alternative accommodation for you of equal or higher level.
Should you decide not to accept our proposal and where it is not possible for the company to provide alternative accommodation to suit your requirements, you will be refunded of the entire advance payment.

Arrivals and departures

Check-in upon arrival is generally possible after 1:00 pm. If necessary, with the prior agreement of the owner and if the accommodation is vacant, it might be possible for you to check-in at an earlier time or deposit your luggage. However we remind you that the apartment will be cleaned at 4:00 pm. Please inform the owners of your time of arrival a few days in advance. You should check out by 11:00 am on your day of departure.

Cleaning

The cleaning of the apartment is guaranteed only after 4:00 pm. Bed linen and bath towels are provided.

Bed accommodation

A supplementary charge of € 30 will be added to the total price of the holiday for any changes to the standard sleeping arrangements of the apartment booked. For example, should a party of four staying in an 8-bed apartment whose standard sleeping arrangements for four people foresee the use of two double beds, use one or more of the other beds in the apartment, a supplementary fee of € 30 shall be charged.

Responsibility of the client

The client will be deemed responsible for any damage caused to the building or its contents by him/herself or any third parties visiting the accommodation. Any relative expenses will be charged to the client at the moment of his/her departure.

Responsibility of the company

Our company periodically checks the quality of its accommodation and the descriptions contained on its web site are drawn up in good faith. Therefore, the company accepts no responsibility for any changes in the accommodation which have taken place without its knowledge. In addition, the company will not be considered responsible for any damage incurred by the client in connection with the use of the accommodation, including physical injuries, material damage or losses caused by fire, theft or any other kind of criminal activity.

Privacy

All personal data will be used confidentially and in accordance with Italian Law D.Lgs. n. 196/03 regarding Privacy. The information submitted will not be published nor shared with any third parties. For more information please read our Privacy policy.

Our office is open Monday through Friday from 9:00 am to 1:00 pm and from 3:00 pm to 6:00 pm. The office is closed on weekends and will also be closed on:

  • January 1 (New Year's Day)
  • January 6 (Epiphany)
  • Easter Monday (March/April)
  • April 25 (Liberation Day)
  • May 1 (Labor Day)
  • June 2 (Republic Day)
  • June 29 (Feast of St. Peter & Paul)
  • August 15 (Feast of the Assumption)
  • November 1 (All Saints' Day)
  • December 8 (Feast of the Immaculate Conception)
  • December 25 (Christmas)
  • December 26 (St. Stephen)
